Illinois Creek Ranch includes a 3BR 3.5BA two story hunting lodge built in 2005 with a walk-out basement and wrap-around porch overlooking the lake and includes a 30×60 Morton barn. The ranch is zoned ag and has been managed for quality deer with established food plot areas and ample warm grasses, timber and abundant water. The east side of the lake offers a marsh area with flood control valve and 2 unfinished pit blinds in the timber.

Parcel 1:  25.190+/- acres with two story 3BR 3.5BA stone lodge with walk out basement. Interior walls and ceilings are faced with pine bead board giving it a cozy ambiance. The low maintenance exterior is clad in stone, has a composition roof, and features a wrap-around porch comprising of composite decking overlooking the lake. Both lodge and Morton barn are equipped with an alarm system. In addition, a ?x? dock with 8’x12’ boat slip is located below the lodge.

Method of Sale:  Parcels 2-7 will be offered choice by the acre first.  Then Parcel 1 sells last individually by the dollar.

• Buyer’s choice may be offered when more than one property/parcel is being auctioned
• Successful high bidder wins the right to choose a property/parcel or properties/parcels from a grouping of similar or like-kind
properties
• After high bidder selection, the property(s) is deleted from the group and the bidding commences again
• Process continues until all properties/parcels are selected
• When selling by the acre the high bid is multiplied by the number of surveyed acreage
